The Reinhart Difference
Our mission is to be the leader in real estate by providing a comprehensive range of real estate services to customers and clients, and delivering those services with the highest standards of excellence.
Our sales associates are second to none. Reinhart’s 170 agents are full-time realtors, and are among the most productive in the business. According to statistics provided by the National Association of Realtors, Reinhart agents sell more than twice as much real estate as the average Realtor.
Our nationally recoginized Relocation Department gives our sellers access to buyers generated only by Reinhart, through referrals we receive from our network brokers and from our corporate marketing programs.
When we list your home, we market it correctly, so it sells. The numbers tell the tale. In 2008, Reinhart sold 896 listings, compared to our closest competitor at 659.
We have 7 sales offices throughout Washtenaw County. I work out of both the North Ann Arbor and Saline offices. In 2008 Reinhart was the sales leader in Ann Arbor, Saline, Chelsea and Grass Lake and Napoleon. It was also number one in luxury home sales and average sales price.
Marketing and Selling Your Home
Reinhart is the area leader in marketing and sales. When selling your home, we use a powerful combination of print, newsprint and internet marketing tools.
Reinhart.com is an important and extremely successful sales tool at your disposal. In 2008, Reinhart.com had over 10,000 unique visitors a month, 4.3 million page views, with the average visitor spending over 8 minutes on the site each visit. In addition, the site consistently achieves first page placement in search engine results. We submit key words to all major search engines on a daily basis to make sure our websites receive maximum traffic.
Our “Featured Home” section highlights the primary features of each listing with a combination of alluring descriptive text, multiple photos and other interesting elements. The listing features will grab attention, encouraging homebuyers to schedule showings on our properties and make direct contact with the listing agent for more information.
All of my listings are included as “enhanced listings” on Realtor.com, the leading consumer destination for real estate searches. As a result of my decision to pay the additional monthly charges, provides you with a number of benefits: enhanced listings appear at the top of search results, ahead of all other listings; enhanced listings allow up to 25 photos to be displayed and there is additional room for more descriptive text, scrolling banners and other customizations designed to draw attention to the listing of your home.
In addtion, we have listing syndications with a variety of internet services, including, Realtor.com, Hotpads.com, Vast.com, CityCribs.com, Propbot.com, House.com, Google.com, LuxuryRealEstate.com, Trulia.com, Oodle.com, Propsmart.com, Edgelo.com, Realestateadvisor.com, Condo.com, Lycos.com, RELOHomeSearch.com, Yahoo.com, and YouTube.com.
Although the world of print advertising is constantly changing, Reinhart continues to advertise extensively in print media, including the Ann Arbor News, the Jackson Citizen Patriot and the local newspapers of the Heritage News network.
Pricing Your Home
Proper pricing of your home is now more important than ever. The constantly changing market conditions of the current market means that sellers not only need the services of a real estate professional, they need to be serious about the aggressive pricing of their property in order to reduce the lenghty sales times being experienced in the current marketplace.
The real estate market is continually shifting and changing, a fact that directly affects the market values of home. Because of that, the price of your home will be based on a combination of factors, including:
- Conditions in local, regional and national real estate markets.
- “Unchangeable factors” such as lot size, age and square footage of the home.
- Value-added features such as property improvements and unusual amenities.
- Listing and selling prices of comparable homes.
- Your level of interest, energy and motivation in preparing the property for sale.
Factors that will have little or no impact on your home’s selling price include the original purchase price, your total investment in home improvements, the opinion of friends as the the home’s value, or the amount of profit you hope to make on the sale. The real estate market is a relatively efficient one, and the current market conditions will play a large role in establishing the current sales value of your home.
Overpricing is the single biggest detriment to selling real estate. A home is often most attractive when it is new to the market. That is when it will get its most interest and showings. Statistics have shown that most buyers do not return to a property once they have visited if they feel the seller is unrealistic in their pricing. An overpriced home wastes valuable market time and squanders key sales opportunities. Serious sellers need to be prepared to be competitive, allowing for some room for price negotiation.
A properly priced home captures the momentum of the new listing, tends to attract serious buyers and results in a far greater number of showings.
